Process

All Subdivision Plats 


An overview of the Lincoln County subdivision plat review process is as follows:

  • Surveyor submits the plat through the Camino online submittal portal at https://www.lincolncountync.gov/382/Subdivision
  • Planning staff screens the submittal before initiating the internal distribution and review process Lincoln County Tax Mapping
  • Once the Tax Mapping and Planning reviews are complete, Planning staff provides the comprehensive review comments from both departments to the surveyor through the Camino platform, which sends a notification to the surveyor when the review comments are uploaded   
    • Please note that some subdivision proposals require supplemental documentation to demonstrate compliance with the subdivision standards. For example, draft deeds and letters of intent are required for Family Subdivisions. Likewise, other types of subdivisions, in which road frontage is provided by way of a new proposed easement, require draft deeds for the proposed easement. These elements will be identified in the plat review comments, and must be provided with the mylar for the final review.
  • Please note that some subdivision proposals require supplemental documentation to demonstrate compliance with the subdivision standards. Likewise, other types of subdivisions, in which road frontage is provided by way of a new proposed easement, require draft deeds for the proposed easement. These elements will be identified in the plat review comments, and must be provided with the mylar for the final review.
  • Once any necessary revisions have been made, surveyor or applicant delivers a mylar (must contain all owners’ notarized signatures) and two paper copies of the final version of the plat for review and approval to the Lincoln County Planning & Inspections office, located on the third floor at 115 W Main St, Lincolnton, NC 28092.
  • Once final review is complete and all required reviewing departments have approved the mylar, Planning will notify the surveyor and/or other points of contact for whom contact information has been provided; the notification of approval will include a notification of the applicable plat review fee that will need to be paid prior to release of the certified mylar
  • The individual retrieving the approved mylar from the Lincoln County Planning & Inspections office will need to arrange for the payment of the plat review fee prior to arriving or be prepared to pay the review fee at the time of retrieval of the mylar
  • The applicant will need to deliver the certified mylar to the Lincoln County Register of Deeds for recording
